You know what? I’ve walked past this little gem on Rue Jean de Riouffe probably a dozen times before I actually stayed there, and honestly, I was kicking myself for not booking it sooner. The location is just ridiculous – I mean, you’re literally steps from the Palais des Festivals, close enough that you can actually hear the buzz when there’s a big event happening (though don’t worry, it’s not disruptively loud). The street itself is one of those narrow Cannes lanes that feels authentically French, not touristy at all, which I really appreciated.
The apartment itself surprised me – it’s bigger than you’d expect from the photos, actually. The front-facing windows give you this perfect people-watching spot, and if you crane your neck just right, you can catch glimpses of the festival action. I spent way too many mornings with my coffee just watching the city wake up below. The kitchen is properly equipped too, which matters because eating out in Cannes every meal will absolutely destroy your budget. There’s a Monoprix just around the corner on Rue d’Antibes where you can grab groceries without the tourist markup you’ll find closer to the Croisette.
What really sold me on this place was how it manages to feel like you’re living in Cannes rather than just visiting. You’re close enough to walk to La Croisette in about three minutes (I timed it), but far enough from the main drag that you’re not dealing with crowds every time you step outside. The building has that classic French apartment feel – you know, the kind with the heavy front door and the slightly creaky elevator that somehow adds to the charm. Check-in was smooth, and the host actually gave me some solid recommendations for dinner spots that weren’t the obvious tourist traps. I ended up at this little bistro on Rue Meynadier that I never would have found otherwise.
The bed was comfortable (always a gamble with vacation rentals), and the shower had proper water pressure – honestly, after some of the places I’ve stayed in Europe, that’s not something you take for granted. The only minor thing is that parking can be a bit of a hunt if you’re driving, but that’s pretty much true anywhere in central Cannes. I ended up using the public parking on Rue Pasteur, which is maybe a five-minute walk.
If you’re coming during festival season, book this place immediately – the location means you can actually enjoy the chaos without being stuck in it. But honestly, I think I preferred staying here in the quieter months when you can really soak up that Riviera lifestyle without fighting crowds for a decent café table.

The property has the best location in Cannes, and the price is unbelievable good. it is clear and even has a small wash machine! very quiet even it faces the Palais de Cannes. We will definitely stay here again.
