Honestly, when I first walked up to this duplex on rue du pont saint victor, I wasn’t sure what to expect – the street name makes it sound all fancy and touristy, but it’s actually tucked away in this surprisingly quiet pocket of Cannes. You know what struck me first? The fact that you can’t hear the crazy traffic from the Croisette, which is maybe a 10-minute walk away. I mean, you’re close enough to stumble back from the late-night bars, but far enough that you’re not dealing with the constant honking and crowds right outside your window.

The duplex itself is pretty clever – 75 square meters sounds modest on paper, but whoever designed this place actually understood how to use vertical space. The bedroom’s upstairs (thank god, because the sound carries less), and there’s this decent-sized living area downstairs that opens right onto the pool area. Speaking of the pool, it’s not huge – don’t expect Olympic laps or anything – but it’s perfect for cooling off during those brutal August afternoons when even the locals are hiding indoors. I spent most mornings out there with coffee, watching the neighbors go about their routines. There’s something oddly peaceful about having your own little slice of water in a city where beach real estate costs more than most people’s cars.

What really won me over was the location’s sweet spot between convenience and sanity. You’re walking distance from Marché Forville – that’s the covered market where you can grab actual fresh produce instead of overpriced hotel breakfast, by the way – and it’s a straight shot down to the old port if you want to people-watch or catch a boat to the islands. But here’s the thing nobody tells you about Cannes: parking is absolutely brutal during festival season and peak summer. This place doesn’t come with a guaranteed spot, so you’ll want to scout out the side streets or be prepared to walk a bit from the public lots. Worth mentioning because I’ve seen people’s entire vacation mood tank over parking stress.

The space feels more like someone’s actual home than a sterile rental, which honestly makes all the difference when you’re staying somewhere for more than a couple nights. The kitchen’s got everything you need if you want to cook – and trust me, after a few days of restaurant prices in Cannes, you’ll want to cook. Plus there’s something satisfying about making your own breakfast and eating it poolside while planning your day. The whole setup just works, you know? It’s comfortable without trying too hard, and practical without being boring. If you’re the type who needs a concierge and room service, this isn’t your spot. But if you want to feel like you’re actually living in Cannes for a week instead of just visiting, this little duplex nails it.
