You know what struck me first about this place? It’s actually on Avenue Francis Tonner, which honestly most tourists have never heard of – but that’s exactly why it works so well. You’re literally 200 meters from the beach (I counted the steps one morning when I was being neurotic about timing), but you’re tucked away from that crazy Boulevard de la Croisette chaos that makes Cannes feel like a beautiful nightmare during film festival season.

The apartment itself is completely renovated, and I mean properly done – not that cheap flip job you sometimes see where they slap some IKEA furniture on old bones and call it a day. Two bedrooms that actually fit real furniture, which is rarer than you’d think in this part of France. The kitchen’s got everything you need if you want to grab groceries from the Monoprix down the street (way cheaper than eating out every meal, trust me). What I really appreciated was how quiet it gets at night – you’re close enough to walk to all the action, but far enough that you’re not dealing with drunk tourists stumbling past your window at 3 AM.

The location is honestly perfect for people who want to experience Cannes without paying those insane beachfront prices. You can walk to Plage du Martinez in about three minutes, or if you’re feeling fancy, the private beaches are right there too. But here’s what the guidebooks don’t tell you – there’s this little bakery called Boulangerie Moderne just two blocks away that opens at 6:30 AM, and their pain au chocolat is better than anything you’ll get at the hotel buffets for triple the price. The apartment’s also walking distance to the train station, which is clutch if you want to do day trips to Nice or Monaco without dealing with parking (which is, let’s be honest, a complete nightmare in Cannes).

I stayed here in late September, which is actually the sweet spot – weather’s still gorgeous, but the summer crowds have cleared out. The 8.7 rating makes sense to me; it’s not luxury resort territory, but it’s solid, clean, and the renovation really shows. The shower pressure is excellent (you’d be surprised how often that’s an issue in older French buildings), and there’s decent WiFi throughout. My only minor gripe was that the coffee maker was one of those tiny European ones that makes about half a cup at a time, but honestly, when you’re steps away from proper French cafés, who cares? If you’re looking for a base in Cannes that doesn’t blow your budget but still puts you in the heart of everything, this place delivers exactly what it promises.

  Tout ! Rénové à neuf avec tous les accessoires nécessaires, Climatisation (la vie en plein été), Emplacement, propreté, proximité plage, commodité, commerces, arrêt de bus juste devant l’appartement qui emmène direct au centre de Cannes.

  L'appartamento è silenzioso, nuovo, ben arredato e ben articolato. Ottima la modalità di accesso in autonomia.
  Per andare in centro necessaria l'auto o i mezzi pubblici, ma questo per me non era un problema. Parcheggio gratuito trovato nei pressi, lungomare senza problemi.

  What could be improved: Purtroppo al nostro arrivo abbiamo trovato la appartamento completamente da pulire dal precedente occupatore. E abbiamo dovuto provvedere noi a cambiare lenzuola e lavare cucina e bagno. Mancano diverse cose utili per il soggiorno.
