I mean, Boulevard Leader isn’t the most glamorous address in Cannes, but it’s got this sweet spot thing going where you’re close enough to everything without being right in the thick of the Croisette madness.

The apartment itself feels like someone’s actual home rather than a sterile hotel room – there’s something refreshing about that when you’ve been bouncing between cookie-cutter places. It’s got that lived-in comfort that makes you want to actually cook breakfast instead of rushing out for overpriced croissants (though let’s be honest, you’ll probably still do that because, well, Cannes). The 3-star rating seems about right – it’s not trying to be the Carlton, but it delivers on what matters. That 8.5 rating makes sense once you’ve been there a few days; little things start adding up, like how the morning light hits the water just right from the main window, or how you can actually hear the waves if you open it at night when the traffic dies down. Speaking of traffic, Boulevard Leader gets busy during the day, but it’s not the kind of noise that keeps you up – more like that gentle city hum that reminds you you’re somewhere vibrant.

What I really appreciated was the proximity to the actual rhythm of Cannes life. You’re a quick walk to the port where locals actually eat (not just tourists), and you can cut through to the old town without dealing with the festival crowds if you know the right streets. The beaches aren’t right at your doorstep, but honestly that’s not terrible – it means you get the views without the beach club noise and the sunscreen-scented chaos. Plus, parking around here is actually manageable compared to trying to find a spot closer to the Palais des Festivals. The check-in was straightforward enough, though like most apartment-style places, you’re sort of on your own once you’re settled – which can be perfect if you just want to live like a temporary local for a few days. I’d say this works best if you’re planning to spend time exploring rather than lounging by a hotel pool, because the real appeal here is having a comfortable base that feels authentic to the city rather than separated from it.

  Excellent location, quick bus ride from Cannes film festival facilités, and right on the beach to go swimming in between!

  Great vacation spot. Nice appartement, superb vue, dedicated underground parking place, good ammeneties, useful AC and very friendly hosts. All in all, as a conclusion, a great way to spend your vacation. We will happily return!

  The unit was beautiful and filled all of our needs. We were attending MIPIM and it was a beautiful walk along the beach every morning. We enjoyed eating dinner at the waterfront restaurants as well. Would highly recommend to anyone wanting to visit Cannes.

  Good location near the beach and bus stop.
  Very helpful host.
  Lovely big balcony.
  There are lots of bus timetables in the apt but could do with more info ref restaurants/ trains/microwave/oven.
  
  What could be improved: In winter the apt was lovely and warm, only problem is you cannot adjust the heating so quite hot at night.
  Its pretty noisy from road traffic and the railway if you open the doors to the balcony but everywhere on the seafront is opposite the road and railway.
  No food store within walking distance but a bus into town is easy and costs 1.5 euros.
  The nearest restaurant on the beach closed for the Xmas holiday.

  Apparemment très bien équipée, il y a des serviettes fournies, machine a caffe, four électrique, lave vaisselle, machine a laver, seche cheveux, tele , wifi. Tres belle vue. Il est proche de la mer et le parking est inclus, et sécurisé en sous sol.
