Honestly, when I first walked into this place on Avenue du Docteur Raymond Picaud, I wasn’t expecting much – I mean, apartment rentals can be hit or miss, you know? But this 80-square-meter gem actually blew me away. The moment you step onto that balcony, you’re literally staring at the Mediterranean, and I’m talking about an unobstructed view that makes you forget you’re in one of the busiest resort towns on the Côte d’Azur. The apartment sleeps six comfortably (hence the 3P designation), and honestly, the space feels way bigger than 80 square meters because of how smartly it’s laid out. The kitchen’s actually functional – not one of those tiny European afterthoughts – and the living area flows naturally onto that incredible terrace where you’ll probably end up spending most of your time.

What really sets this place apart, though, is the pool situation. I mean, you’ve got the sea right there, but sometimes you just want to float in chlorinated water without worrying about jellyfish or that slightly sticky Mediterranean salt, you know what I mean? The building’s pool area is surprisingly quiet even during peak season – I think because it’s positioned away from the main road noise. And speaking of location, you’re perfectly positioned here. The Croisette is walkable (about 15 minutes if you’re not in heels), but you’re far enough from the madness that you can actually sleep at night. The Picaud area is sort of where locals actually live, so you’ll find decent bakeries and that little tabac on the corner where the owner remembers your coffee order after day two. Parking can be tricky – well, this is Cannes, so parking’s always an adventure – but the building has arrangements that actually work.

The apartment itself feels lived-in in the best way possible. It’s not some sterile vacation rental where you’re afraid to touch anything. The furniture’s comfortable, the WiFi actually works (crucial for those inevitable work calls), and the shower has proper water pressure. I was there in July, which is peak chaos season, and while you can hear the city humming below, it’s not intrusive. Early mornings on that balcony with coffee and the sea stretching toward the Îles de Lérins – honestly, that’s worth the price of admission alone. The 9.4 rating makes total sense once you’re there; it’s one of those places where every detail just works without feeling precious about it. If you’re planning to actually experience Cannes rather than just see it, this is your spot.

    The property is in a fantastic location in a private gated residence. The apartment is beach front and you can be on the beach in a 2-3 minutes by walking across the road. It is also a 15 minutes walk into the centre of town or 5 minute bus journey. The property is on a good bus Palm Bus route. The property over looks the pool with a wrap around balcony with ample room to sit and appreciate the great sea view. The swimming pools (in door and out door) are a lovely size and has ample room for sitting and relaxing in the sun. The gardens are maintained to an excellent standard. The bedrooms, living area and kitchen are a great size and has everything you need for a home from home.

    Despite arriving late at night, they greeted us with a smile and explained the facilities thoroughly. The bus stop was close by, and it was easy to walk along the beach to reach the city area in about 20 minutes, so the access was excellent. We definitely want to stay here again! Thank you so much!!

    Wir haben unseren Winterurlaub hier verbracht. Das Wetter war fantastisch und die abwechslungsreiche Region lässt sich von hier gut erkunden. Die Ferienwohnung ist wunderschön, hell und geräumig. Man fühlt sich sehr wohl. Alles ist gepflegt und sauber. Der Indoorpool ist auch im Winter nutzbar und es gibt eine Sauna. Die Vermieter sind sehr freundlich und hilfsbereit.

    Благодарю хозяев за гостеприимство и отдельно Brigitte за теплый прием и экскурсию по территории! Нам очень понравились апартаменты: там есть все, что можно ожидать и на много больше. Расположение в 2-х минутах от пляжа и в 10 минутах ходьбы от центра города. Чисто, прекрасный интерьер. Выход на балкон и вид на море из каждой комнаты. Балконы прекрасно оборудованы для принятия еды и отдыха. И, конечно, подземный паркинг – это очень удобно в условиях столь переполненных улиц.
    Отдельная благодарность за Wi-Fi: интернет прекрасно работал по всей территории.
    Мы уже мечтаем вернуться!

    Wir(2 Erw.+2 x17 J.) waren für 10 Tage in Cannes, das Appartement hatte eine ausreichende Größe mit 2 Schlafzimmern. Schöne Balkons, einer zum Pool, einer zur anderen Seite, man könnte entspannt sitzen jeweils mit kleinen Blick aufs Meer, der Garten um das Haus ansprechend bepflanzt und gepflegt, der Pool wurde täglich gereinigt . Im Appartement war alles vorhanden, was man braucht inklusive Waschmaschine und Trockner. Strand und Meer war nur 3 Minuten Fußweg über einen extra Ausgang unterhalb am Gartengrundstück ( kleine Bahnunterführung und Strandstraße) entfernt. Der Hafen und Altstadt von Cannes mit Geschãften und Restaurants war ebenfalls nur fussläufig entfernt und so kam man abends herrlich bummeln.
    Wir wurden herzlichst von Brigitt empfangen und sie kümmert sich bei Fragen / Problemen.
    Das Auto stand kühl und sicher in der Tiefgarage. Dort befanden sich auch ein kleines Schlauchboot und Strandutensilien, die wir mitbenutzen durften.

    Brigitte hat uns sehr herzlich empfangen und alles gezeigt. Nettes ordentliches Appartment in toller gepflegter Anlage. Geniale Lage direkt an der Strandpromenade. 15 min zu Fuss in die Stadt. Wir würden immer wieder kommen!

    Apparemment assez spacieux pour 2 couples sans enfants avec clim.
