I mean, you’re basically a two-minute walk from the Palais des Festivals (yeah, where they do the film festival), but the vibe is more “comfortable apartment” than “look-at-me luxury resort.”

The thing is, these are proper apartments, not just hotel rooms with a mini-fridge thrown in. I’m talking full kitchenettes where you can actually cook something decent, which honestly saves you a fortune in Cannes – because let’s be real, eating out every meal on the Croisette will drain your wallet fast. The staff genuinely seems to care about getting you settled in, and they’re pretty good with English if your French is rusty. What I really appreciated was how they knew the neighborhood – they pointed me toward this little market on Rue Meynadier where locals actually shop, instead of just handing over the usual tourist brochures.

The location is sort of perfect for that sweet spot between convenience and sanity. You’ve got the beach right across the street (though you’ll want to walk a bit east toward Plage du Martinez for the better sand), and the old town of Le Suquet is an easy fifteen-minute stroll when you need a break from all the Croisette glamour. Parking can be tricky – there’s a public garage nearby, but honestly, if you’re staying more than a couple days, I’d recommend just leaving the car parked and walking everywhere. The place gets pretty quiet at night too, which surprised me given how central it is. Sure, you’ll hear some street noise during the day, but it’s not like you’re trying to sleep through parties until 3 AM.

What really won me over was the attention to practical details that matter when you’re actually living somewhere for a few days. The WiFi actually works well enough for video calls, the air conditioning doesn’t sound like a jet engine, and there’s enough counter space in the bathroom to spread out your stuff. I mean, these sound like small things, but when you’re used to cramped hotel rooms where you’re living out of a suitcase, it makes a real difference. The housekeeping was thorough without being intrusive – they’d leave fresh towels and tidy up without moving all your things around.

Honestly, for a 3-star place, it punches way above its weight. The 9 rating makes total sense when you consider what you’re getting for the price point. It’s not trying to be the Carlton or the Martinez – it’s just a really solid, well-run place where you can settle in and explore Cannes without feeling like you’re either slumming it or blowing your budget on unnecessary frills. If you want to be in the heart of everything but still have space to breathe and maybe cook a simple breakfast while planning your day, this is honestly one of the better choices on the Croisette.

    Location location location!!! Facing the sea in the center of all the action, walkable to most everything you need or want. Felt safe enough to leave our 13yo daughter there while we went to dinner, and safe enough for her to walk alone to join us at a beach restaurant a block away. This is the busiest area of Cannes, facing the promenade, bustling with activity day and night. Surprisingly not noisy inside with the activity level outside. Air conditioning worked great, an iffy luxury for European accomodations, even ones that advertise A/C. Large breezy terrace. Well-equipped kitchen, and management even left us milk, water, and orange juice, as well as a selection of cookies and pastries… much appreciated. Also plenty of espresso pods for your stay. We actually had toiletries other than body lotion and conditioner in this rental! Very responsive hosts who made everything so smooth… Hervé and his Impact crew were fantastic and super accommodating.

    What could be improved: Hurricane shade on big window in primary suite would not open so room did not quite appear as it did in listing photos, but that seemed quite minor as the place was overall great.

    No smart TV to log in to your own streaming service accounts, so we were left to use the basic service, trying to understand the French news channels with no closed captioning options in another language to help us.

    Unit is overall fitted with builder-grade fixtures, and the door handle fell off of a bedroom door leaving the door locked with no access to the bedroom or ensuite bathroom, but Hervé saved the day and fixed it within the hour.

    The location was excellent. Finding the office to collect the keys was not well explained and difficult, but helpful people in the area phoned and they came and collected us

    What could be improved: My only negative comment is that having checked on the Saturday if a late check-out on the Sunday was possible, i was told that this was not but we could store our suitcases in their office until we left for the airport. Annoying that at 10:50 (check-out 11:00) we found the office closed with no letterbox to put the keys through. We were collected at 134L00 the office was still closed so had to leave the keys in the apartment sliding a note through a crack in the door saying that is where they were. A heads up on what to do would have been helpful
