Honestly, when I first walked up to 12 Avenue de Madrid, I wasn’t expecting much from what looked like just another Cannes apartment building. But you know what? Sometimes the best places hide in plain sight, and this little gem on the second floor completely changed my perspective on where to stay in Cannes.
The location is actually perfect if you want to feel like you’re living in Cannes rather than just visiting it. You’re right in Pointe Croisette – which means you can walk to the famous Croisette boulevard in about eight minutes, but you’re far enough away that you won’t hear the late-night party crowd stumbling back from the beach clubs. I mean, Avenue de Madrid is one of those quiet residential streets where you’ll see locals walking their dogs in the morning and picking up fresh bread from the boulangerie around the corner. The apartment itself has that lived-in charm that you just can’t fake – it’s clearly been someone’s actual home rather than a sterile rental property, and you can tell the owner genuinely cares about the details. The kitchen actually has everything you need (I’m talking proper coffee maker, not some sad instant coffee situation), and there’s this little balcony where I spent most mornings planning my day while watching the neighborhood wake up.
What really sold me on this place was how it made me feel connected to real Cannes life. You’re close enough to Rue d’Antibes for serious shopping, but you can also duck into the local Monoprix when you need basics without fighting through crowds of tourists. The beach access is fantastic too – Plage du Martinez is literally a ten-minute stroll, and if you’re willing to walk fifteen minutes, you’ll hit some of the quieter stretches where locals actually go. Parking can be a bit tricky in this area (honestly, it’s Cannes – parking is always interesting), but there’s usually street parking if you’re patient, and the train station is close enough that you might not even need a car. The 9.7 rating makes complete sense once you stay here – it’s one of those places where every little thing just works, from the Wi-Fi to the shower pressure to the way the afternoon light hits the living room. I’ve stayed in fancier places in Cannes that felt cold and impersonal, but this apartment has that rare quality of making you feel like you belong in the neighborhood rather than just passing through it.
