IMMOGROOM – Beautiful duplex – Sea view – Quiet – AC – Wifi – Garage
Look, I’ll be honest – when I first saw the name “IMMOGROOM” I had no idea what to expect, but this duplex apartment completely surprised me in the best way. You’re literally four minutes from the Palais des Festivals (I timed it), right on Rue de la Castre in the heart of old Cannes, but somehow it feels like you’ve escaped all the chaos. The building itself is tucked into this quiet pocket where you actually hear birds in the morning instead of just car horns and cruise ship announcements.
The duplex setup works really well – you’ve got your living space downstairs with these huge windows that frame the Mediterranean perfectly, and I mean, the sea view isn’t just some tiny sliver you have to crane your neck to see. It’s properly there, especially from the upper level where the bedroom is. The AC is a godsend during those sticky July afternoons when even the locals are hiding indoors, and the wifi actually works consistently (which, you know what, isn’t always a given in these older Cannes buildings). What really sold me though was the garage – finding parking in this part of town is basically a blood sport during festival season, so having your own spot feels almost luxurious. Plus you’re not dealing with those narrow medieval streets trying to find somewhere to dump your rental car.
The area itself is perfect if you want to feel like you’re in real Cannes rather than tourist Cannes. You’ve got the Marché Forville just down the hill for actual groceries and those incredible flowers, and honestly, some of the best people-watching happens right outside your door as folks head up to Le Suquet. The Castre Museum is practically next door – not exactly a must-see, but nice for a quiet hour when the beaches get overwhelming. And here’s something the guidebooks don’t tell you: this street stays remarkably calm even during the festival madness because it doesn’t really lead anywhere except up to the old town, so you get all the benefits of being central without the constant foot traffic. The 7.6 rating feels about right – it’s not going to blow your mind with luxury touches, but everything works, it’s clean, and the location honestly makes up for any minor quirks. I’d definitely come back, especially knowing I can actually park and still walk to dinner on the Croisette without breaking a sweat.
