You know what struck me first about this place? The name is honestly a mouthful – IMMOGROOM with all those descriptors – but once you’re actually standing in the lobby, you get why they felt the need to oversell it a bit. This isn’t your typical Cannes hotel experience, and I mean that in the best way possible.

The location on Boulevard Guynemer is sort of perfect if you know Cannes at all. You’re close enough to hear the Mediterranean if you really listen (especially from the higher floors), but you’re not dealing with the absolute chaos of La Croisette during festival season. I stayed here in July, and honestly, being able to walk to the beach in about eight minutes while avoiding the worst of the tourist crowds was pretty brilliant. The AC they mention in the name? Actually works, which – if you’ve spent any time in southern France in summer – you’ll know isn’t always a given, even in four-star places.

What really won me over was how they’ve handled the whole “modern elegant” thing without making it feel cold or sterile. The rooms have this clean, almost Scandinavian vibe, but with enough warmth that you don’t feel like you’re sleeping in a design magazine. The beds are legitimately comfortable (I’m picky about this), and there’s actually enough space to open your suitcase without playing furniture Tetris. Small thing, but the bathroom lighting is excellent – you know how hotel bathrooms usually make you look like you’re recovering from something? Not here. The shower pressure is solid too, which matters when you’ve been walking around Cannes all day in the heat.

The staff seems to actually care about what they’re doing, which you notice in little ways. Check-in was smooth, they had solid recommendations for dinner spots that weren’t just the obvious tourist traps, and when I had an issue with the room key card one evening, they fixed it immediately without making me feel like I was inconveniencing them. The 9.6 rating makes sense – it’s not perfect (the street can get a bit noisy early morning with delivery trucks, and parking nearby isn’t the easiest), but it’s genuinely well-run.

Here’s what I’d tell someone considering this place: if you want to be right in the thick of everything on La Croisette, this isn’t your spot. But if you want a really solid base for exploring Cannes – somewhere you can actually relax and recharge between wandering the old town or hitting the beach – this works beautifully. The walk to the Palais des Festivals takes maybe fifteen minutes, the morning markets in Forville are close enough to grab fresh stuff for breakfast, and you’re positioned perfectly for day trips along the coast. It’s the kind of place where you end up extending your stay if you can swing it.

  das Appartment war sehr sauber, gemütlich und modern in einer relativ neuen, sehr ruhig gelegenen mittelgroßen Wohnanlage, mir gefiel es in natura sogar noch besser als auf den Fotos, die gesamte Abwicklung über IMMOGROOM war sehr durchdacht und professionell, in wenigen Fußminuten ist man an der Croisette, im Suquet und an den Stränden, ich würde es jederzeit wieder buchen
