So I stumbled across this little gem on rue Venizelos – honestly, I almost walked right past it because the entrance is pretty understated. But here’s the thing about this IMMOGROOM studio: it’s one of those places that gets everything right without trying too hard. The terrace is what sold me immediately – I mean, you’re literally in the heart of Cannes but you’ve got this private outdoor space where you can actually breathe. Morning coffee out there hits different, especially when you can hear the market vendors setting up just a few streets over on Forville.

The location is honestly perfect if you know Cannes at all. You’re maybe a three-minute walk from La Croisette (and I’m talking a slow, touristy walk), but you’re tucked away enough that you’re not dealing with the constant parade of people and street performers. Rue Venizelos is one of those side streets where actual locals still live – you’ll see them heading to the boulangerie in the morning, which by the way is right around the corner and does these incredible pain au chocolat. The studio itself is compact but smart – whoever designed it actually thought about how people live, not just how spaces photograph. The kitchen has everything you need without feeling cramped, and there’s decent storage space, which honestly matters more than you think when you’re staying somewhere for more than a couple nights.

What really surprised me was how quiet it gets at night. During the day you’ve got that perfect urban buzz – close enough to walk everywhere you want to go, far enough from the mayhem of the port and the Palais des Festivals. The building has character too, that typical Cannes architecture that doesn’t scream “tourist rental.” Check-in was refreshingly straightforward, none of that awkward key-exchange-at-a-random-café situation you sometimes get with these independent places. And look, it’s not going to blow your mind with luxury amenities or anything – it’s a 3-star place and it knows what it is. But that 8.8 rating makes sense once you’re there. It’s the kind of spot where everything just works, the terrace makes you feel like you’ve got your own little slice of the city, and you end up spending way more time there than you planned because it actually feels like home. If you’re the type who wants to experience Cannes without constantly being reminded you’re a tourist, this is your place.
