You know what struck me first about Les 3 Palmiers? It’s tucked on this quiet residential street — Rue Jean Dollfus — that honestly feels like a little secret pocket in Cannes. I mean, you’re literally a five-minute walk from all the Croisette madness, but the moment you turn onto this street, it’s like someone turned down the volume on the whole city. The building itself has that classic French apartment look, nothing flashy, but there’s something really appealing about how it just fits into the neighborhood instead of trying to scream “HOTEL” at everyone walking by.
The owner (or maybe manager? honestly not sure of the exact title) actually lives nearby and you can tell they really know their stuff about Cannes. During check-in, I got this whole impromptu rundown of which beaches charge what, where to grab decent coffee that won’t cost you fifteen euros, and — this was gold — which route to take to avoid the tourist bottlenecks when walking to the Palais des Festivals. The rooms are… well, they’re three-star rooms, so don’t expect marble everything, but they’re genuinely comfortable and surprisingly quiet considering you’re in the city center. I stayed during shoulder season in October and barely heard any street noise, though I imagine July might be a different story entirely. The AC worked great (not always a given in older French buildings), and there’s this nice attention to little details — like actually decent WiFi and outlets where you need them, not hidden behind furniture like some design afterthought.
What really sold me on this place, though, was how it felt like staying in an actual neighborhood instead of tourist-land. There’s a fantastic little bakery maybe two blocks away where I’d grab croissants in the morning — locals lined up there, always a good sign. And honestly, the location is pretty brilliant once you figure it out. You can walk to the beach, you can walk to the train station if you’re doing day trips to Nice or Monaco, and you’re close enough to the festival area without being in the thick of all that chaos. The 8.4 rating makes total sense to me — it’s not trying to be the Ritz, but it absolutely nails what it is trying to be. I’d definitely stay here again, especially if I wanted to feel more like I was visiting Cannes rather than just checking it off some tourist list.

Close to the boat show

Location is excellent – very close to beach and Palaise. Convenient for Cannes Lions where I had to walk 15 minutes. Clean, safe and plenty of room for a solo traveler (or a couple).

What could be improved: Very tired, old and stained furniture. Window handles and locks very rusty. All looks like is about to fall apart.
The main lock of entrance door stopped working and we got locked out one night. There’s no owner near by, no emergency contact. The managing agency works 9-5 only, no support out of hours. We had to call locksmith to get in. We payed €418 for this which the agency refused to refund us. Had we didn’t pay, we would’ve stayed on the street in the middle of night without access of my essential medications. The support team on hotel.com was not able to mediate and get any answer from the managing agency. We have never received a call or txt back.
