Honestly, when I first walked up to this place on Rue Hoche, I wasn’t expecting much – I mean, it’s literally just called “Location vacances T3 à Cannes” which sounds about as exciting as a grocery list. But you know what? Sometimes the most understated spots end up being absolute gems, and this three-bedroom apartment is exactly that kind of surprise.

The location is actually ridiculous in the best way possible. You’re right in the thick of Cannes city center, maybe a five-minute walk to the Palais des Festivals if you’re moving at tourist pace (locals can do it in three). What I love is that Rue Hoche sits in this sweet spot where you get all the energy of being downtown without the insane carnival atmosphere of La Croisette. There’s this little bakery just around the corner that does these almond croissants that’ll ruin you for airport pastries forever, and the morning routine of grabbing coffee there became something I actually looked forward to. The apartment itself feels like someone’s well-kept secret – it’s got that French residential vibe where everything just works without trying too hard. The kitchen is properly equipped, not just some token mini-fridge situation, which matters when you’re staying longer than a weekend and want to pick up ingredients from the Marché Forville (seriously, Tuesday and Saturday mornings there are magic if you’re into that whole fresh market experience).

Here’s the thing about staying here during festival season – and I happened to be there during one of the smaller film events – you get to feel like you’re part of the scene without paying those absolutely bonkers hotel rates that pop up when anything important is happening in town. The building is quiet enough that you’re not dealing with party noise echoing through thin walls, but you’re close enough to walk to wherever the action is. Parking is… well, it’s Cannes, so it’s never going to be simple, but there are a few public lots within reasonable distance and honestly, you probably won’t need a car much once you’re settled in. The beaches are walkable, the train station is manageable with luggage, and those little electric buses that zip around the city stop pretty close by. I think what really sets this place apart is how it doesn’t feel like a vacation rental – it feels like borrowing a friend’s apartment, if that friend happens to have excellent taste and actually lives in one of the most desirable spots on the French Riviera. The 9.9 rating makes sense when you realize you’re getting genuine local living rather than some sanitized tourist experience, and after staying in my share of generic hotels along the coast, that difference is worth everything.

  Fantastic apartment in the centre of Cannes with new and modern fixtures and appliances all kept exceptionally clean. The Velux windows worked perfectly as did the air conditioning. A very comfortable place to stay. The host is an absolute gentleman who greeted us on our arrival with welcome drinks and biscuits.
  
  What could be improved: The lift up to the 4th floor is very narrow and tiny, it just about fits 2 people and a small luggage but this is a very minor issue. Anyone with a large child’s buggy needs to be aware that it is unlikely to fit.

  We stayed at this wonderful apartment for five nights and loved it so much that we wished we could have stayed longer. The location is perfect, the apartment is spotless, and it comes with plenty of towels and the beds were so comfortable. The kitchen is fully stocked, and there’s lots of space to hang clothes. The apartment is newly renovated, bright, and has great air conditioning. Gerard the owner was so helpful, and we enjoyed meeting him. We hope to return in the future!
  The apartment's location was fantastic, just a 2-minute walk to the train station and a 5-minute stroll to the beach. We also loved having beautiful restaurants and shops right at our doorstep.

  Lovely apartment in a nice quiet part of town but very central. Decor was very tasteful and the apartment was very well equipped. Owner was a very nice guy who even met us for a drink one afternoon!
  
  What could be improved: During our stay there was building work next door, which took the owner by surprise. He was very apologetic, compensated us for the inconvenience and managed a difficult situation very well.

  There are no words to explain how wonderful our stay was in this apartment. Gerard was always on stand by to answer any questions, and (Claude) was only 15 minutes away if we needed anything. We did NOT want to leave. The location is amazing! It truly felt like home. ***WARNING: If you book this apartment- PLEASE treat it well and be kind to the interior, as Gerard has really made it feel like a home away from home!***

It's a perfect location, the apartment itself was spotlessly clean, very comfortable and the quality of everything was exceptional. Won't hesitate to book again. It's unusual to have an elevator in Cannes, was fantastic to have too!
