Look, I’ve stayed in a lot of places in Cannes, and this little studio on Rue d’Antibes honestly surprised me. You know what I mean when I say most city-center spots either cost a fortune or feel like you’re sleeping in someone’s storage closet? Well, PACA Properties 57A manages to dodge both those bullets pretty nicely.

The location is actually perfect if you want to be in the thick of things without the Croisette madness. Rue d’Antibes runs parallel to the famous waterfront strip, but it’s where the locals actually shop and grab coffee. You’re literally a three-minute walk from the beach, but you can also duck into that fantastic fromagerie next to the Monoprix when you want real food instead of tourist trap sandwiches. The morning sounds are pretty much what you’d expect from a busy shopping street – delivery trucks around 7 AM, but nothing that made me want to hunt down earplugs. I mean, you’re in the center of Cannes, not a monastery.

The studio itself feels like someone actually thought about how people live, not just where they crash for a night. It’s cosy – and I’m using their spelling because it somehow fits better than the American version. The kitchen setup is small but functional enough that I could make proper coffee in the morning and store the good cheese I kept buying from that shop downstairs. The shower has decent pressure, which honestly matters more than most people admit in these old buildings. What really got me was the attention to small stuff – proper hangers, enough outlets near the bed, a mirror where you can actually see yourself. The WiFi worked without me having to text the host three times, which puts it ahead of half the places I’ve stayed in France.

Here’s the thing about this particular stretch of Cannes – you get the energy without paying Croisette prices for everything. That 9.4 rating makes sense when you factor in that you can walk to the Palais des Festivals in about eight minutes, but you can also find a decent dinner that won’t cost you forty euros. The late-night crowd from the bars tends to thin out before it gets truly obnoxious, and if you’re here during festival season (which, let’s be honest, is probably why you’re looking at Cannes), you’re close enough to stumble home but far enough to actually sleep.

I’d definitely stay here again, especially for the price point. It’s not trying to be some Instagram-perfect boutique experience – it’s just a well-thought-out space in a spot that actually makes sense for how you’ll probably spend your time in Cannes. Sometimes that’s exactly what you need.
