You know what struck me first about this place? The name is absolutely ridiculous – I mean, “Palais Miramar Suite Art Modern – Derniere étages Vue Mer – 75m de confort – En Face des Plages -WIFI – Clim” sounds like someone threw every possible keyword into a booking engine. But honestly, once you get past that mouthful, the location is pretty much perfect if you want to be in the thick of things on the Croisette.

I stayed here last spring when the film festival crowds were just starting to thin out, and the 75 square meters actually feels generous – especially for Cannes, where hotel rooms can be shoebox-tiny. The “derniere étages” part isn’t just marketing speak either; being on the upper floors means you’re looking out over the Mediterranean instead of into someone’s balcony across the street. The air conditioning worked well (crucial in summer, trust me), and the wifi was solid enough for video calls, which is more than I can say for some fancier places I’ve stayed along this strip. What I really appreciated was how quiet it gets at night – you’re close enough to hear the late-night energy from the beach clubs, but it’s not keeping you awake unless you’re a really light sleeper.

The thing about being at 65 Boulevard de la Croisette is that you’re literally across from Plage du Martinez and Plage Barrière, so you can basically roll out of bed and be on the sand in two minutes. But here’s what the guidebooks don’t tell you – parking around here is an absolute nightmare during peak season. I ended up using the public garage near the Palais des Festivals and walking the ten minutes back, which actually wasn’t bad since you get to people-watch along the way. The building itself has that slightly dated but well-maintained feel that a lot of 3-star places have here; it’s not going to wow you with marble lobbies or anything, but everything works and it’s clean. I actually preferred this to some of the stuffier palace hotels – you get the same million-dollar views without feeling like you need to dress up just to walk through the lobby. The rating of 8.9 seems about right; it’s not perfect (the elevator is pretty slow, and the bathroom could use updating), but for the location and space, it delivers what most people are actually looking for in Cannes. If you’re planning to spend most of your time exploring the city and beaches rather than lounging in your room, this hits that sweet spot of comfort and convenience without breaking the bank.

Early hotels booking in Cannes is essential during major events like the Film Festival, as accommodations fill up quickly with visitors eager to experience the city’s renowned glamorous atmosphere and luxury shopping.

  We loved the size of the apartment, the view and the location.
  
  What could be improved: The only minor thing was that some of the cabinets are not closing proper anymore. The interior could use a little update. But again that was really a minor thing. Could easily stay there for a long time.

  What could be improved: In my experiences at other AirBnB in Cannes, there has been more value in terms of amenities. Whilst this is a bonus, most properties place a bottle of wine in the refrigerator as a welcome. The Nespresso was nice, however, there were no capsules of coffee. Understandably, this is an Airbnb and many things are not provided, however, on business it would be nice to include hand soap, dishtowels or paper towels as the dishes are expected to be cleaned before departure. I messaged about the wifi code and never received a reply.

  Superior location, flat with all equipment and balcony with beautiful sea wiew, luxury furniture and design.
  2 min walk to free public beach and to main shoping street.
  Keys are available at reception till midnight, which is very convenient for any check-in time.

  Access to a dedicated beach couldn't be available for short-term guests.

  stunning beautiful view from the balcony, beautiful designer apartment, furniture, lots of mirrors. I think I really liked it, I wanted to come back here
  
  What could be improved: there were no coffee capsules, no drinking water, salt/sugar. I think that in an apartment of this level there should be some basic set. there was a broken and uncleaned egg on the balcony, someone's washed underwear was hanging on the radiator. it sounds strange, but despite all this I really liked living in this apartment, their quality absolutely covers all the minuses
