Look, I’ve stayed in a lot of places along the Croisette, but this penthouse duplex actually surprised me – and that’s saying something when you’re dealing with Cannes real estate. The location on Rue Eugène Brieux is honestly perfect because you’re literally a two-minute walk from all the Croisette madness, but you’re tucked away enough that you won’t hear drunk festival-goers stumbling home at 3 AM (trust me, this matters during the film festival).

The duplex setup works really well – I mean, having that separation between the living areas downstairs and bedrooms upstairs feels more like borrowing a friend’s apartment than staying in a hotel. But honestly, the rooftop terrace is where you’ll spend most of your time. I’m not exaggerating when I say the view hits different up there – you’ve got this sweeping panorama of the bay, and if you time it right around sunset, well… you know what I mean. The terrace gets morning sun too, which is clutch if you’re jet-lagged and need that natural light to reset your clock. There’s decent outdoor furniture (not the cheap plastic stuff you sometimes get), and they’ve actually thought about wind protection, which anyone who’s spent time on Cannes rooftops will appreciate.

What I really liked – and this is going to sound random – is that the building doesn’t feel touristy. Your neighbors are mostly French residents, there’s a proper little boulangerie around the corner on Rue d’Antibes that locals actually use, and the whole vibe is more “living in Cannes” than “visiting Cannes.” The check-in was smooth (they meet you at the property), and parking… well, let’s be honest, parking in this part of town is always going to be a pain, but they can arrange spots in nearby garages if you’re driving. The space itself is well-maintained – that 4-star rating feels accurate, maybe even conservative. Everything works (the AC, the wifi, the kitchen appliances), which isn’t always a given with vacation rentals. I noticed they’ve invested in quality basics: good linens, proper shower pressure, a coffee machine that doesn’t make you want to cry.

The 8.7 rating makes sense to me because there are tiny things that keep it from being perfect – the stairs to the rooftop are a bit steep if you’re carrying drinks up, and the street-facing windows let in some noise during the day (though it’s just normal city sounds, not party chaos). But honestly? If you want to feel like you’re actually living in Cannes rather than just passing through, and you want that rooftop terrace experience without paying Croisette penthouse prices, this place delivers. It’s especially great if you’re staying more than a few days – having that kitchen and the extra space makes a real difference, and being able to grab morning coffee on your private terrace before the crowds wake up? That’s the kind of thing that makes a trip memorable.
