You’re literally a five-minute walk from the beach (and I mean actually five minutes, not that inflated hotel marketing nonsense), but you’re tucked away from the main tourist chaos that makes Cannes feel like a human sardine can during festival season.

The apartment itself sits in a typical French residential building – nothing fancy from the outside, but that’s sort of the charm. Getting the keys was straightforward enough, though navigating to apartment 223 with the whole “boite au lettre XE15” thing had me scratching my head for a minute. Pro tip: the mailbox system here is… well, it’s very French. But once you’re settled in, the place has this lived-in comfort that beats those sterile hotel rooms hands down. The parking situation – and this is huge in Cannes – actually works. I mean, finding a parking spot in this town usually feels like winning the lottery, so having a designated space is worth its weight in gold, especially if you’re planning day trips along the coast to places like Antibes or Nice.

What really sold me on this place was the morning routine it allows. You can grab fresh pastries from the boulangerie just down the street (the croissants there are ridiculous), walk to Plage du Midi in flip-flops, and still feel like you’re experiencing the real Cannes rather than the glossy tourist version. The beach access is genuinely easy – no trudging through crowded promenades or paying premium prices for the privilege of touching sand. During the quieter months, you’ll have stretches of beach almost to yourself, which honestly feels surreal in a place known for its crowds. The neighborhood has this authentic residential vibe where you’ll hear French conversations drifting from balconies and smell actual home cooking instead of just restaurant exhaust. Sure, it’s not going to win any design awards, and the building shows its age in that charming European way, but for the price point and location, it delivers exactly what it promises – a real base in Cannes where you can live like a temporary local rather than just another tourist checking boxes.

  A cosy flat with free coffee pods and a lovely balcony. We liked being surrounded by French people in an area with good local shops, but easy access to the centre by bus. We liked the decor of the flat too, and it was very well equipped. The double bed was really comfortable.
  
  What could be improved: Only tiny things like the kitchen sink not having a proper plug, and the mosquitos, but the latter were not their fault!

  The apartment looks exactly like on the pictures, very nicely decorated, stylish and cosy. It is very well stacked, you have everything you need even for e longer stay and they even provided some basis for cooking and capsules for the coffee machine. The host is very responsive, provided a detailed explanation for the key collection and how to find the parking space. The location is perfect, next to the beach or you can take the bus or train to explore the neighboring town or even walk on the see side to Cannes.
  
  What could be improved: As it is stated in the description, the apartment looks on a rather small inner courtyard. Fortunately it wasn’t noisy, the building has very strict policy about quiet hours. The apartment building is a bit old and in need of some renovation, but it’s guarded and the common areas were cleaned every day.

  They key were in the mailbox, and there was another safe box inside. All was clearly explained in pdf before the arrival. Initially looks complicated but was simple. Big advantage was an underground parking space also locked with the code. Great. The apartment, bathroom was clean, a bit small. But this was clearly announced in the offer. So I should not be surprised. Space was ok for 3 persons. Super friendly HOST. Kitchen well equipped, small, washing machine and bathroom ok.
  
  What could be improved: We were missing the dishwasher a bit. The balcony was not with a sea view – just interior, morcelement view. Anyway it was nice to sit there in the evening or have a family breakfast. Older AC in the main living room.

  What could be improved: The location and the building is really not described in the listing. The building is poor. The location is not good. People lingering outside the building and made comment. The elevator was broken for a day. The hallway has construction waste.

  Wohnung war liebevoll eingerichtet und sehr sauber. Sehr nah am Strand. Im Minutentakt Busverbindung nach Cannes.

  Un logement confortable et bien équipé. De plus il est très bien situé, à deux pas de commerces et de nombreuses lignes de bus qui vont vers le centre.

  Het appartementencomplex is zeer verouderd maar dat vonden wij niet erg want het is een ontzettend leuk petitie appartementje dat dicht bij het strand ligt. Ook ligt het dichtbij 2 treinstations zodat je bijna alles per trein kan ondernemen.
  Verder was het heel fijn dat er van alles aanwezig was zoals wc papier, kruiden, handdoeken, afwasmiddelen etc. Verder was de host erg vriendelijk. Alles ging per app (sleutelkastje) maar dat heb ik persoonlijk het liefste.
  
  What could be improved: We hadden speciaal een appartement met airco gehuurd. Bij aankomst bleek de “originele” airco zo slecht te werken dat er een mobiele airco stond. Dat hielt in dat we de schuifpui open moesten houden voor de slang. Als we weggingen moest dat natuurlijk weer allemaal naar binnen want je wil graag àlles afsluiten. Gevolg met thuiskomst een bloedheet appartement. Was je wel thuis met de airco aan dan kon je niet op het balkon want daar lag die slang waar heette lucht uit kwam. Het was sowieso niet heel koel te krijgen want door de openstaande pui bleef natuurlijk warme lucht binnen komen. Als we dit van tevoren hadden geweten hadden we dit niet geboekt.
  Verder is de parkeerplaats onder het gebouw ideaal maar er lekt daar van alles uit de buizen dat heel de lak van onze auto was verpest.

  Sehr gemütliche kleine Wohneinheit mit Herd,Waschmaschine,Kaffeemaschine und Kaffeekapseln sowie Shampoo und Duschgel und andere Hygiene Artikel vorhanden.
  
  What could be improved: Die Umgebung ist jetzt nicht die Feinste und Sauberste! In der Tiefgarage stinkt es nach Urin und in den Fluren ab und an nach Hasch. Die Wohnung war allerdings tip top 👍
