T3 Sea view walking distance of Palais, AC , Parking, Terrace
Look, I’ll be honest – when I first saw this listing with that incredibly long name, I almost scrolled past it thinking it was some amateur Airbnb situation. But honestly? That would’ve been a huge mistake. This three-bedroom apartment on Avenue de Grasse is actually one of those hidden gems that makes you feel a bit smug about finding it.
The location is what really sold me – you’re about a 12-minute walk to the Palais des Festivals, which means you can actually get there without dealing with the absolute chaos of trying to park near the convention center during festival season. I mean, anyone who’s tried to drive around central Cannes in May knows what I’m talking about. The avenue itself is pretty quiet too, which surprised me since you’re still close enough to everything. You get that proper residential feel without being stuck way up in the hills like some places. The terrace is honestly the star here – it’s got this partial sea view that’s especially nice in the early evening when the light hits the water just right. Nothing dramatic, but you know what? Sometimes that’s exactly what you want after a long day of conference meetings or beach hopping.
What I really appreciated was the parking situation – they actually have a dedicated spot, which in Cannes is basically like striking oil. No more circling blocks for twenty minutes or paying those ridiculous daily rates at public lots. The AC works properly too (and quietly, thank god), which matters more than you’d think during those sweltering July weeks when even the locals are complaining about the heat. The whole place feels like someone’s actual home rather than a sterile hotel room, if that makes sense. There’s real furniture, a proper kitchen where you can make decent coffee in the morning, and enough space that you’re not tripping over your luggage every time you turn around. The walk to the Palais is actually pretty pleasant – you head down toward the port area and it’s mostly flat, though there’s this one little hill that’s nothing really but you notice it when you’re carrying shopping bags back from Monoprix. You pass some decent cafés along the way too, including this little place that does proper pain au chocolat if you’re into that morning routine. The beach access is reasonable from here as well – Plage du Martinez is probably your closest bet for something decent, though honestly the public beaches work just fine if you’re not trying to impress anyone.
