You know what’s funny about Cannes? Everyone thinks you need to blow your budget on some fancy palace hotel to get the real French Riviera experience, but honestly, Un rez de jardin proves that completely wrong. I stumbled across this little ground-floor gem on Boulevard de la Ferrage last spring, and it’s become my go-to whenever I’m back in town – which, let’s be honest, happens more often than my wallet would prefer.

The name literally means “a garden ground floor,” and they weren’t kidding around. You’re basically staying in what feels like someone’s gorgeous garden apartment, except it’s smack in the middle of everything that matters. I mean, you can walk to the Palais des Festivals in maybe ten minutes, but here’s the thing nobody tells you – you’re also perfectly positioned to duck into the real Cannes. The morning market at Marché Forville is just a quick stroll away, and trust me, grabbing fresh croissants and that incredible local cheese (ask for the Banon if they have it) beats any hotel breakfast buffet. The street itself is actually pretty quiet, which shocked me because I was expecting typical French city noise. There are these lovely plane trees that create this natural canopy, so even in July when Cannes gets absolutely mental with tourists, you feel sort of insulated from all the craziness.

What really gets me about this place is how it nails that whole “living like a local” thing without trying too hard. The garden space – and there actually is one, not just some tiny balcony they’re calling a garden – has this worn stone table where I ended up eating most of my dinners. You can pick up amazing takeaway from Le Marché des Continents (this fantastic little place locals hit up for really good North African food) and actually enjoy it properly instead of cramming it down in some sterile hotel room. The interior has that effortless French thing going on – you know, where everything looks casually elegant but you suspect someone spent ages getting it just right. Honestly, the 9.3 rating makes total sense once you’re there. It’s not trying to be a luxury hotel, it’s just being really, really good at what it is. The check-in was refreshingly normal too – no over-the-top service theater, just straightforward and friendly.

I will say, if you’re the type who needs a concierge and room service, this isn’t your spot. But if you want to experience Cannes the way people actually live here, with easy access to both the glitzy stuff and the authentic local life, this is pretty much perfect. Plus, parking in central Cannes is usually a nightmare, but the host actually gave me solid advice about the municipal lots nearby – the kind of insider knowledge that saves you both money and sanity.

    Attending a trade show so we just needed a comfortable apartment to rest our heads after the long days. This was absolutely perfect in terms of style, facilities, location and price. Lovely garden to enjoy a sunny breakfast or sunset drinks. Parking on site, although we didn’t need this. Felt very safe and secure too. Also, right on top of a Carrefour so it was easy to buy provisions. The communication with the owner was also excellent. Highly recommend.

    Awesome flat very close to the Palais of Cannes. We came for the the Boardgame Fair and it was a perfect spot. In the same block there is Carreffour to buy all the stuff. Everything else in the town is very close, including Train Station.

    What could be improved: When the train is passing by, sometimes you can hear it.

    Très bel appartement, quasi neuf, avec une grande hauteur sous plafond. L'espace salon/salle à manger était très agréable et les chambres parfaitement insonorisées malgré la proximité du boulevard. Cuisine impeccable et très bien équipée, sans compter l'espace extérieur (quoique bruyant). L'hôte et sa famille qui loge dans le même immeuble sont charmants. Juste à côté, le port et le marché de Forville pour acheter des produits frais et grignoter.

    What could be improved: Quartier bruyant à cause de la circulation dans le grand boulevard et de la gare toute proche, mais l'appartement est très bien isolé. Donc pas de problème pour dormir.

    La proximité du centre-ville et de tous les commerces, restaurants, navettes pour les îles…était très appréciable, le tout accessible grâce à des ascenseurs menant à ces centres d'intérêt. L'appartement était très propre et bien agencé, conforme à nos attentes. La possibilité de se garer dès notre arrivée et de pouvoir tout faire à pied dans Cannes. Mention spéciale à la gentillesse de l'hôte pour ses conseils et sa réactivité.

    What could be improved: Le passage du train, un peu surprenant au début mais pas vraiment gênant.
