You know what? I wasn’t expecting much from this little place on Rue Merle – I mean, it’s tucked away in this residential pocket between the old port and the train station, and honestly, from the street it looks pretty unassuming. But here’s the thing about Cannes: sometimes the best spots are the ones that don’t scream “tourist hotel” at you. This 2p apartment-style place turned out to be exactly what I needed during the film festival madness (though it’s probably even better when the city isn’t completely bonkers).
The terrace is really the star here – and I get why they put it right in the name. It’s not huge, but it catches this perfect afternoon light, and you can actually see a sliver of the Med if you crane your neck just right. More importantly, it’s quiet up there, which is saying something in Cannes. The apartment itself feels lived-in rather than sterile hotel-clean, if that makes sense. The kitchen’s small but functional – I made coffee there every morning because, let’s be honest, hotel lobby coffee is usually terrible. What surprised me was how well soundproofed it is; Rue Merle can get a bit busy during the day with locals cutting through to avoid the Croisette crowds, but I slept perfectly fine. The furnishings are sort of modern-meets-Mediterranean, nothing fancy but everything works. I will say the shower pressure is actually decent, which… well, anyone who’s stayed in older French buildings knows that’s not always a given.
Location-wise, it’s brilliant in a way that isn’t immediately obvious. You’re maybe a twelve-minute walk to the Palais des Festivals, but more importantly, you’re right in the middle of where actual Cannes residents live and shop. There’s this little boulangerie on the corner – Pain de Sucre, I think? – where the croissants are legitimately better than anything you’ll find near the fancy hotels. And if you need groceries, there’s a Monoprix about five minutes away. The train station is close enough that you can easily day-trip to Nice or Monaco, but far enough that you don’t hear the trains. Parking can be tricky (this is Cannes, after all), but there’s street parking if you’re patient, or a public garage about a block away. The whole Prado-République area has this authentic neighborhood feel – you’ll hear neighbors chatting on their balconies in the evenings, smell someone’s dinner cooking, that sort of thing. It’s refreshing after dealing with the slightly artificial glamour of the main tourist strips. For the price point and that 9.3 rating, it makes total sense – it’s the kind of place that does the basics really well without any pretense.

Great location, the flat is comfortable, clean with a lovely terrace. One bed in the bedroom and a sofa bed in the living room, which is great for friends. Nearby there are all the necessary shops and market.

The host met us in person after 10pm, helped with free underground parking, passed the keys and showed the property.
Luca is a wonderful host with a professional and friendly attitude, he let us check out later than the initially agreed time and was exceptionally kind to us during the whole stay time. I'd definitely choose this property to stay in Cannes next time I visit the city.

The apartment is very clean and well maintained. It has enough space for four people thanks to the sofa bed. Luca the host is very friendly and accommodating.
The air conditioning is a big plus as it cools well without making a draft.
