The address actually means something here – 1 Rue Victor Cousin puts you smack in the heart of Cannes, and I mean the real center where locals grab their morning coffee, not some tourist trap version of “downtown.” It’s one of those narrow streets that feels authentically French, where you’ll hear actual conversations in rapid-fire French echoing off the old building walls.

The Agence des Résidences setup is honestly pretty clever – they’ve got these apartments scattered around the city center, and while it’s technically a 3-star operation, the location makes up for what might be missing in fancy amenities. I mean, you’re literally walking distance from the Palais des Festivals (maybe 8 minutes if you’re strolling), and the morning market on Rue Menadier is right there when you want actual French produce instead of hotel breakfast. The buildings themselves have that weathered Mediterranean charm – think thick walls that keep things cool in summer and windows that actually open, which is surprisingly rare these days.

What I really appreciated was how quiet it gets at night, even though you’re surrounded by the buzz of central Cannes. Sure, during festival season (May, obviously) all bets are off and you’ll hear revelers until dawn, but most of the year it’s just the occasional moped puttering down the cobblestones. The 7.6 rating makes sense to me – it’s not luxury, but it’s genuine and practical. Parking can be a nightmare around here, honestly, so if you’re driving, factor that in. But if you’re doing Cannes properly – walking to the beach, popping into those tiny wine bars that don’t even have signs, getting your bread from the boulangerie that’s been there since the 1960s – then you’re golden. The apartments I’ve seen tend to have those classic French shutters and decent-sized windows, so you get proper light during the day. It’s the kind of place where you feel like you’re staying in Cannes rather than just visiting it, if that makes sense.

  great great great location, on booking,com they show the location of their agency, the apartment was very close by.
  we rented the loft studio which was in a minimalist white scandivation style interior. We met in person to get the keys. the location is super central, but still quiet and peacful at night.
  Friendly staff, great location, cozy atmosphere, considering to stay there again next year for our business trip 🙂
  
  What could be improved: the loft was quite romantic, but bare in mind the loft bedroom has a low ceiling, so maybe not as comfy for very tall people, i kept hitting my head. Still we had a great stay for that price , also we booked last minute, so we were super happy and grateful.
  the bathroom looks recently renovated, but due to the way it was constructed it neeeds a silicone change so its not brown and moldy.

  Small self contained apartment, close to the Croisette and Rue Antibes. 10 minute walk to the station. Letting Agency staff very helpful and respond very quickly with minor issues in the apartment.

  Convenient appartment with a bed for 2 & a sofa for 2. Sofa is even better than bed ))) Small kitchen with all the necessary appliances & comfortable dining table, modern shower, good air conditioning, good WI-Fi, Samsung Series 7 TV with airplay support. What else? Drying rack for clothes, iron, hair dryer… washing machine… dishwasher… Nespresso coffee machine… And I left a beach umbrella here – so you'll have it too!

  What could be improved: When booking I was told transfer was included. Then when I arrived was charged 110€
  The guy giving the keys said he had nothing to do with it. I rang booking.com to clear things up and after explaining myself they put me on hold and then hung up.
  There is also no record of the transfer on the receipt, but I spoke with others that the same thing has happened to them.
