The La Californie Pezou area is honestly one of Cannes‘ best-kept secrets for travelers who want to feel like locals. You’re up in the hills just enough to escape the tourist chaos, but close enough that you can stroll down to the famous beaches and boutiques whenever you want. I mean, there’s free parking right on site, which — if you’ve ever tried to park near the Palais des Festivals — you’ll know is basically gold. The neighborhood has this residential vibe with actual French families living their daily lives, plus a few small cafés where you can grab morning coffee without paying Croisette prices.

The Space Itself

What you’re getting here is essentially a proper apartment setup, not just a hotel room with a mini-fridge. The kitchen is actually functional — I’m talking full-size appliances where you can cook real meals if you want to save some euros or just prefer eating in. The terrace is where this place really shines though. You’ve got this outdoor space where you can have your morning coffee while looking out over the hills, and honestly, it beats most hotel balconies I’ve experienced in the area.

Pool & Outdoor Areas

The pool isn’t huge, but it’s perfectly adequate for cooling off after a day of walking around Cannes in the Mediterranean heat. What I really appreciated was how quiet it stays — you’re not dealing with the typical resort crowd here. The whole outdoor area has this relaxed, almost private villa feel to it. You know what’s nice? You can actually hear birds in the morning instead of just traffic and construction noise.

Why Guests Love It

Look, couples seem to really get what this place is about — the rating speaks for itself there. It’s not trying to be the Carlton or some flashy palace hotel, but you’re getting genuine value and space to breathe. The location score of 9.4 isn’t just marketing fluff either; you really do have the best of both worlds here. You can walk to all the Cannes action when you want it, but retreat back to this quieter spot when the crowds get overwhelming. Plus, having that apartment setup means you’re not stuck eating every meal out, which honestly can get exhausting (and expensive) during a longer stay.

  What could be improved: Die Wohnung hätte eine gute Reinigung (der Boden im Wohnbereich )benötigt, wurde dann beim einchecken durgeführt, Ansonsten war alles ok.

  Logement récent et bien équipé, à 10 / 15 minutes à pied du palais des festivals. Hôte très accueillant et agréable. Je recommande. Nous y étions à 6 adultes, les canapés lit sont très corrects en termes de couchage.

  the apartment is very large, i was travlling alone for work, and it was huge for me. Very clean and all aminities you would want. Its perhaps 10 mins walk to town – i was in the area as working at the Cannes Yacht show, it was perhaps 20 mins to walk to the far side of the marina. When i arrived there was a 5 minute wait for the owners father to meet me at the gate. Sadly, my french is very limited, and he spoke no English – but between us, he was able to show me round the apartment how demonstate how things work (Aircon / coffee machine etc) and he walked me round the building – showing me how to access the garage/refuse/pool etc.
  
  What could be improved: It took me a while to get the induction hob to work, as some of the pans in the apartment are not suitable, so the hob will not wam up – just try a few, it will work!!
  I was attached my mosquitos on my first night sitting out on the balcony (i am very allergic) – so i recommend to use a bug spray or take some citronella cendles – its lovely to sit out on the large balcony, so just go prepared (i bought some candles and lighters so i could continue to sit out – i left the lighters beind in the kitchen drawer for future guests, but took the candles home)

  The apartment iwas absolutely fabulous! The location was perfect, just a short walk from the beach and close to all the shops and restaurants. The layout of the apartment was spacious and modern, with all the amenities we could need for our stay. The balcony is fantastic and we enjoyed relaxing out there each evening. The host was very accommodating and made sure we had everything we needed. We had a great time and would highly recommend this apartment to anyone looking for a great place to stay in Cannes.
