Look, I’ll be straight with you about this place – Beach Front Studio in Western Cannes isn’t going to blow your mind, but it’s actually exactly what you need if you want to experience Cannes without completely emptying your wallet. The moment you step off Avenue du Docteur Raymond Picaud (which, honestly, most tourists never even know exists), you realize you’ve found something the guidebooks don’t really talk about.
What I love about this spot is that you’re genuinely in a residential part of Cannes where actual French people live their daily lives. You know what I mean? You’ll hear kids playing in the courtyard next door, smell someone’s dinner cooking through the windows, and the local boulangerie down the street – well, let’s just say their morning croissants are worth setting an alarm for. The studio itself is pretty no-frills, which I actually appreciated after staying in some overly fancy places that felt more like museums than somewhere you’d want to kick off your shoes. The bed’s comfortable enough, there’s a tiny kitchenette that works perfectly fine for breakfast and simple meals, and honestly, the shower has better water pressure than my apartment back home.
Here’s the thing though – and this is important – you’re about a 15-minute walk to the main beach areas and the Palais des Festivals. Some people might see that as a downside, but I found it refreshing to come back to this quieter neighborhood after dealing with the crowds on the Croisette. The walk takes you through some charming residential streets where you’ll pass elderly French men playing pétanque in small parks and mothers chatting while their kids run around. Plus, parking around here is actually possible (and cheaper), which if you’ve ever tried to park near the main tourist zone, you’ll understand is basically a miracle. The 7.5 rating makes sense – it’s not luxury, but it’s clean, the air conditioning works when you need it, and the woman who manages the place is incredibly helpful with local recommendations. She told me about this little seafood place ten minutes away that I never would have found otherwise, and it ended up being one of my favorite meals of the trip. If you’re the type of traveler who wants marble bathrooms and room service, this probably isn’t your spot. But if you want a genuine slice of how Cannes actually feels when you step away from all the glitz – and save some money for better dinners – this little studio delivers exactly what it promises.
Travelers should reserve a hotel in Cannes at least two months ahead of their visit to ensure availability and secure better rates, especially during the peak May festival season when the city hosts its world-famous cinema celebrations.

Very kind and helpful host and also the contact Uliana who waited patiently for us to give us the keys. The structure is right inside the Luxhotel property, entering on the right. Accommodation in a single room with kitchen, bed, sofa and table (bar type) on the veranda. Overall good apartment, good apartment equipment, also considering the prices of Cannes. Sea and main road easily reachable on foot in less than 10 minutes on foot, port about 20 minutes on foot.
What could be improved: The unpleasant note is that there is a railway between the apartment and the seafront, at night the trains do not run but in the early morning it can be annoying. There is a strong smell of smoke in the apartment, I reported it to the host, I hope they will solve it.Thierry from France – 24 May 2025 (8/10)

la vue depuis l'appartement est très belle malgré le train qui ne nous a pas géné.
l'emplacement de l'appartement permet d'être très vite en ville avec les bus ou à pied par le bord de mer.
What could be improved: cher en raison du festival.
Nous aurions aimé avoir davantage d'explications sur les fonctionnements de la télé par exemple à l'accueil.
