Look, I’ll be honest – when I first saw the name “IMMOGROOM” I had no idea what to expect, but this duplex actually surprised me in the best way. You’re literally five minutes from the beach (I timed it), tucked away on rue Georges Clemenceau which is one of those streets that feels properly French without being touristy. The air conditioning works like a dream, which – trust me – you’ll appreciate during those sweltering July afternoons when Cannes turns into an oven.

What really got me was the duplex setup. I mean, having that separation between sleeping and living space makes such a difference, especially if you’re traveling with someone who stays up late scrolling their phone (you know who you are). The location puts you right in the heart of things but on a quieter side street, so you’re not dealing with the constant buzz of the Croisette. The Suquet – that’s the old town part of Cannes – is practically on your doorstep, and honestly, that’s where the real charm is anyway. Those narrow cobblestone streets, the morning market smell of fresh herbs and cheese, the little bistros that locals actually eat at instead of the flashy tourist traps down by the port.

Getting around is pretty straightforward from here. You can walk to the Palais des Festivals in about ten minutes if you’re into that scene, but personally I loved being able to duck back to this quiet spot when the crowds got overwhelming. The beach access is genuinely quick – Plage du Midi is your closest bet, and it’s less pretentious than some of the private beach clubs further east. Parking can be a bit of a puzzle in this area (welcome to the French Riviera), but there’s usually something within a block or two if you’re patient. The 7.9 rating seems about right – it’s solid, comfortable, and the location really can’t be beat, though don’t expect luxury hotel finishes. It’s more like staying at a friend’s well-appointed apartment, which actually felt more authentic than another sterile hotel room. For a 3-star place in Cannes, especially this close to everything that matters, it delivers exactly what you’d hope for.

  Great location. Well appointed and quiet. Parking on site and a few minutes walk from everything. Loved it.
  
  What could be improved: Access is a problem. Pre-arrival email had video of entry procedure but video not attached. Watched in the office after we had trouble getting in with sticky keys. Video shows remote control to access car park. Entry to the unit is via car park gate. No remote provided. Staff not much help. You have to ask for the second set of keys to avoid locking you partner in when you go for a walk.

  Byt byl prostorny, hezky a cisty. Postele v pokojich pohodlne. Misto bylo uzasne, do mariny a centra kousicek pesky.

  Locatie was top, werken in het palais en dan met een paar minuten op bestemming.
  
  What could be improved: Het parkeren, vooral omdat er na een paar dagen en ander gezin kwam voor een ander appartement van Immogroom en er gezegd is dat die op mijn plek moesten staan, ik kwam in de avond laat terug en kon dus ik nergens anders mijn auto parkeren waardoor ik ernstige woorden met de buurvrouw heb gekregen de volgende dag. Door de telefoon probeerde ik duidelijk te maken ik geen sleutel van het klaphekje heb waar wij zelf achter moesten komen en het andere gezin wel.
  
  Het is goed gekomen maar een parkeerbord met duidelijk erop voor wie de bestemming is zou fijn zijn.

  A localização e o tamanho do apartamento.
  
  What could be improved: As toalhas estavam molhadas, o maquina de lavar/ secar nao estava funcionando bem, não tinha papel higiênico, o box vazava água e o banheiro ficava todo molhado quando usava o chuveiro.

  What could be improved: Le canapé lit n'est pas du tout adapté. Impossible de dormir dessus : lit tordu et matelas trop fin . Clairement ce canapé lit est trop vieux.
  Deux personnes ont du dormir sur le matelas par terre.
  L'appartement est parfait pour 4 mais pas pour 6.
  Dommage car tout le reste était très bien.

  Ottima posizione centrale e vicino alle diverse spiagge di Cannes. Molto vicino anche al teatro del festival del cinema e a diversi supermercati.
  
  What could be improved: Pulizia non ottimale, per un errore di comunicazione tra l'agenzia e il personale di pulizia al nostro arrivo ci siamo trovati un sacco pieno di panni sporchi e spazzatura del soggiorno precedente. Inoltre alcuni degli asciugamani forniti erano sporchi. La doccia del bagno principale é risultata con lo scarico otturato e dopo neanche 2 minuti sotto la doccia l'intero bagno risulta allagato. Polvere sotto i mobili e sotto i letti.
