You know what struck me first about this place? The address – 41 rue des Suisses – sounds so much fancier than it actually is, and I mean that in the best way possible. It’s this perfectly normal residential street that somehow puts you right in the sweet spot of Cannes without all the tourist chaos. I’ve stayed at places that scream “LOOK, YOU’RE IN CANNES!” from every marble surface, but IMMOGROOM (weird name, I know) feels more like crashing at a friend’s really nice apartment.
The walk to the Palais des Festivals takes maybe eight minutes if you’re dawdling and stopping to look at shop windows – honestly, it’s close enough that you’ll probably end up going back to your room between events if you’re here during the film festival. But here’s the thing most people don’t realize: being on rue des Suisses means you’re actually in a quieter pocket where locals live and work. There’s this little bakery two streets over that does proper pain au chocolat (not the tourist-trap stuff), and the pharmacy nearby became my best friend when I needed decent sunscreen that wouldn’t cost me twenty euros.
What really won me over was how the AC actually works – and works well. I’ve been burned by so many European places that promise air conditioning and deliver what feels like a dying desk fan. The apartment setup means you get a proper kitchen, which is clutch if you want to grab groceries from the Monoprix and save some money instead of eating every meal at restaurant prices. The equipment is legitimate too; I’m talking real plates, decent knives, a coffee maker that doesn’t require an engineering degree. Small details, but they add up when you’re staying more than a couple nights.
The 8.7 rating makes sense once you’ve been there – it’s not trying to be the Carlton or some five-star palace, but it delivers exactly what it promises without the pretense. Check-in was straightforward (though I’d recommend confirming arrival times ahead of time since it’s not a traditional hotel setup), and the space itself is clean and thoughtfully arranged. You’re not getting room service or a concierge who knows the mayor’s cousin, but you are getting independence and a genuine feel for how people actually live in Cannes.
I think this spot works especially well if you’re planning to explore beyond just the festival strip – it’s positioned so you can easily walk toward the old town or head down to the beaches without feeling like you’re stuck in hotel-land. The four-star rating feels honest; it’s comfortable and well-maintained without being flashy. Plus, parking in this area is infinitely less stressful than trying to navigate the maze around the main hotel district. If you want to experience Cannes like someone who might actually live there temporarily, rather than just passing through for photos, this is your spot.
