Look, I’ve stayed in my fair share of Cannes accommodations, and this little duplex on Avenue de Grasse honestly surprised me. When I first walked up to number 10, I’ll admit I was skeptical – it’s not exactly the glamorous Croisette address you picture when you think Cannes. But you know what? That’s actually what makes it perfect.
The duplex itself feels like staying in a friend’s apartment rather than some sterile hotel room. There’s this nice lived-in quality to the place – I mean, it’s clean and well-maintained, don’t get me wrong – but it has character. The layout works really well too; having that separation between levels gives you space to spread out, which is rare in Cannes unless you’re dropping serious cash. What really sold me though was stepping out in the morning and realizing how central you actually are. Avenue de Grasse might not sound fancy, but walk five minutes toward the port and you’re right in the thick of things. The Marché Forville is basically around the corner (perfect for grabbing fresh pastries), and honestly, being slightly removed from the main tourist chaos means you can actually sleep at night. I stayed during the film festival madness one year, and while the Croisette was absolutely insane, this little pocket stayed relatively sane.
The practical stuff matters too – there’s decent parking nearby, which anyone who’s driven in Cannes will tell you is worth its weight in gold. The check-in was straightforward, no fancy concierge service but everything you need. And here’s something I appreciated: the place feels authentically Cannes without the tourist markup. You’re close enough to walk to Palais des Festivals when you want that movie star experience, but you can also wander up toward Le Suquet for dinner at places where locals actually eat. The rating of 9 makes sense to me – it’s not trying to be a luxury palace, but for what it is, it really delivers. If you want to experience Cannes like someone who lives here rather than just passing through for the Instagram shots, this duplex gets it right.
