You know what caught me off guard about Le Mistral? It’s tucked away on rue de Brougham, which honestly sounds fancy but is actually this quiet little street that runs parallel to all the Cannes madness without being right in the thick of it. I mean, you’re literally a five-minute walk from the Palais des Festivals, but when you step out onto either of those two balconies – and trust me, having two balconies in Cannes is kind of a big deal – it actually feels peaceful. The morning light hits the front balcony perfectly if you’re one of those people who likes their coffee with actual sunshine, and I found myself spending way more time out there than I expected.

The apartment itself has that lived-in feel that’s so much better than sterile hotel rooms. It’s not trying to be boutique-fancy, but everything works and the space is laid out smartly – whoever designed this actually thought about how people move around when they’re getting ready to hit the beach or coming back from dinner at 11 PM. The kitchen’s small but functional, which matters because let’s be honest, Cannes restaurants can get pricey and sometimes you just want to grab fresh stuff from the Marché Forville and eat like a normal person. Speaking of which, the market’s about a ten-minute walk, and if you go early (before 9 AM), you’ll dodge most of the tourists and actually get to chat with the vendors.

Here’s the thing about the location that the booking sites don’t really capture – you’re close enough to walk everywhere that matters, but far enough from the Croisette that you won’t hear drunk festival-goers at 2 AM. I stayed during shoulder season in October, and the neighborhood had this nice mix of locals and visitors without feeling overrun. Parking can be a bit of a puzzle (welcome to Cannes), but there’s street parking if you’re patient and a paid lot about three blocks away if you’re not. The 8.6 rating makes sense – it’s not perfect, the shower could use better water pressure and the WiFi gets spotty in the back bedroom, but honestly? For a 3-star place with two balconies this close to everything, those feel like pretty minor complaints. Plus, the woman who handles check-in actually knows the area and gave me better restaurant recommendations than my guidebook did.

  Best location in Cannes. You just cross the little park and you are on the beach. The are many restaurants, bakeries and supermarkets nearby, the city center is 10 minutes walking distance. The apartment is beautifully designed and not noisy.
  
  What could be improved: The garage is very very small. It is fine if you are skinny person with fiat 500, but with normal car it is almost impossible to park inside.

  What could be improved: Getting the keys was difficult – and sorting out which parking spot was allocated wasn't clear, it took a bit of sleuthing to find it.

  Location! There is a view of the park snd just beyond the ocean. Spacious two bedroom. Has an elevator. Full kitchen with a dishwasher.
  
  What could be improved: The directions on parking (forgot one of the keys), opening the door. These problems wasted not only our time but the nice lady who over saw the building.

  We had such a great experience with this apartment. The staff were very friendly, accommodating and quick to reply if we had any issues or questions. The location was pretty great too. It's right in front of the ocean with a small 15 minute walk along the riviera to the city center. This makes it great value for money since you are super close to the center, but have a huge, well-equipped apartment with room for 4 – 6 people for the price of a small one in the center. Would definitely rent this again.

  Bit of a mix up with getting the keys on arrival and we couldn't use the shower for nearly 2 of our 3 night stay as it was fully blocked up and these problems are due to having 2 x different sources of people to communicate with which spoiled the feeling of staying in a very nice apartment.

  Très bel emplacement séparé du bord de mer par un joli parc. L'appartement est spacieux, bien aménagé et il ne manque rien. Et le balcon terrasse a été très apprécié.
