Look, I’ve stayed at my fair share of places in Cannes, and honestly? The Résidence Palais des Festivals surprised me in the best way possible. You walk up to this unassuming building on Boulevard Guynemer – I mean, it’s not the flashiest street in town – but once you’re inside, there’s this understated elegance that just works. The lobby has this calm, residential feel that’s actually refreshing after dealing with the chaos of the Croisette during festival season.

What really sold me on this place is the location intelligence, if that makes sense. You’re literally a five-minute walk from the Palais des Festivals (hence the name), but you’re tucked away enough that you’re not dealing with the tourist madness 24/7. I could grab my morning coffee at that little café on Rue d’Antibes, then be at the beach in under ten minutes – or head the other way toward the old town when I wanted something more authentic. The apartments themselves are properly spacious, which is rare in Cannes unless you’re dropping serious cash. I had a one-bedroom that actually felt like someone’s chic pied-à-terre, complete with a kitchenette that I used more than expected. The décor is sort of modern-minimalist without being cold, and the beds are genuinely comfortable – you know how hotel beds can be hit or miss.

Here’s what I really appreciated: the staff actually knows the neighborhood. When I asked about parking (because let’s be real, driving in Cannes is its own adventure), they pointed me to a spot two blocks away that locals use, not the overpriced tourist traps. The building itself is quiet – I stayed during the film festival period and still managed to sleep, which felt like a minor miracle. There’s no pool or fancy spa, but honestly, you’re in Cannes – you want to be out exploring anyway. The 8.8 rating makes total sense when you consider what you’re getting for the price point. It’s not trying to be the Martinez or the Carlton, and that’s exactly why it works. You get that residential Cannes experience without the residential Cannes rent, plus you’re close enough to everything that matters but far enough from the madness to actually relax when you want to.

  Apartment was well equipped, bathroom big enough and beds comfortable. 5 minutes walk to a city center. 20 metres from a protected parking. Quiet street.

  Good location! Reasonably enough apartment for family of 4! Quick response from the host ! We also ask for late check out and host happily agreed . Thank you!!!
  
  What could be improved: Not nice smell in the apartment when you entering, maybe little bit more kitchen amenities needed , deep clean, door can’t be closed to bathroom, and it’s will be nice to have curtains in the living/kitchen room ( quiet bright in the morning)

  What could be improved: We had some troubles with water, it was boiling hot. But the staff helped to fix it fast.
  Also the sofa looked a bit dirty, had to use some sheets to sit on it.

  What could be improved: There were two chairs for five people and one was broken.
  The toilet seat needs reparing.
  Also the handle on the door to the toilet.
  The faucet of the chitchen sink was falling off.
  Towels had spots on them.
  Dining area without a proper table and seats.

  What could be improved: j’ai appeler le propriétaire pour avoir une télécommande de la télévision il me dit qu’il va m’en ramenner une 3 jours sans nouvelles de sa part j’ai du rester sans télévision le soir c’est désespérant.

  Très bon appartement : confort, propreté et climatisation. La situation géographique était correcte car l'appartement est très proche de la gare, du centre-ville, de quelques commerces et de la plage. Egalement, la télévision est bien placée et comporte de nombreuses options (chaines télévisées, YouTube, Netflix…). L'appartement est de plus, très bien aménagé. La boîte à clef est très pratique car elle permet à n'importe quel membre de la location d'accéder à la location si les clefs ont été laissées dedans.
  
  What could be improved: Le seul bémol est le bruit de la lumière de la salle de bains sinon c'est très bien !
