Sometimes the places with the worst names turn out to be hidden gems, and this spot on rue Roland Garros is exactly that kind of surprise.

The location is actually brilliant if you know Cannes at all. Most tourists get stuck right on La Croisette paying insane prices, but rue Roland Garros puts you in this quiet residential pocket that feels authentically French – you’ll hear neighbors chatting on their balconies in the morning, smell fresh bread from the boulangerie around the corner. It’s maybe a 12-minute walk to the beach, which sounds far until you realize you’re avoiding all the chaos of the main tourist strips. Plus, parking here doesn’t make you want to cry (well, not as much anyway). The duplex setup is pretty clever too – I mean, five bedrooms across two floors gives everyone space to spread out, and the air conditioning actually works properly, which… let’s just say that’s not always a given in older French buildings.

What really got me was how thoughtfully everything was set up. The WiFi is fast enough that you can actually work if you need to – I was streaming videos without any buffering issues. The kitchen has proper equipment, not those sad little apartment-sized appliances that barely function. And honestly, the whole place just feels lived-in rather than sterile, if that makes sense. There are those little touches that show someone actually cares about the space – good lighting, decent shower pressure, windows that open properly to let in that Mediterranean breeze in the evenings. The 9.3 rating isn’t just people being nice; this place genuinely delivers on what it promises. During festival season it gets booked solid (learned that the hard way trying to extend my stay), but in the shoulder months you can actually enjoy having Cannes without the madness. The nearby Marché Forville is perfect for picking up supplies, and there’s this little wine shop two streets over where the owner will chat your ear off about local vintages if you’re into that sort of thing. It’s not luxury in the flashy sense – you won’t find marble bathrooms or a concierge – but it’s the kind of comfortable, well-run place where you can actually relax and feel like you’re living in Cannes rather than just passing through as a tourist.

  fantastic place With a very speciel Atmosphere. easy to be many persons in and close to the city centre but with no noise. really value for money.

  Absolutely one of the best appartement options in Cannes. Close to the inner city (5min) and the beach (15min). The house has so much history inside, that it feels like a real home. All you need is available. Beds are good.

  The property has character, very nicely decorated and spacious for 10 of us. My nephew loved the jacuzzi.

  Το καλύτερο από όλα που έχω κλείσει στο Booking. Άνετο, με πολλές ανέσεις, πολύ κοντά στο κέντρο. Αξίζει να επισκεφτεί κάποιος τις Κάννες μόνο και μόνο για να μείνει σε αυτό το κατάλυμα. Συγχαρητήρια.
