Look, I’ll be honest – when I first saw the name “IMMOGROOM” I had no idea what to expect, but this duplex actually surprised me in the best way. You’re literally five minutes from the beach (I timed it), tucked away on rue Georges Clemenceau which is one of those streets that feels properly French without being touristy. The air conditioning works like a dream, which – trust me – you’ll appreciate during those sweltering July afternoons when Cannes turns into an oven.
What really got me was the duplex setup. I mean, having that separation between sleeping and living space makes such a difference, especially if you’re traveling with someone who stays up late scrolling their phone (you know who you are). The location puts you right in the heart of things but on a quieter side street, so you’re not dealing with the constant buzz of the Croisette. The Suquet – that’s the old town part of Cannes – is practically on your doorstep, and honestly, that’s where the real charm is anyway. Those narrow cobblestone streets, the morning market smell of fresh herbs and cheese, the little bistros that locals actually eat at instead of the flashy tourist traps down by the port.
Getting around is pretty straightforward from here. You can walk to the Palais des Festivals in about ten minutes if you’re into that scene, but personally I loved being able to duck back to this quiet spot when the crowds got overwhelming. The beach access is genuinely quick – Plage du Midi is your closest bet, and it’s less pretentious than some of the private beach clubs further east. Parking can be a bit of a puzzle in this area (welcome to the French Riviera), but there’s usually something within a block or two if you’re patient. The 7.9 rating seems about right – it’s solid, comfortable, and the location really can’t be beat, though don’t expect luxury hotel finishes. It’s more like staying at a friend’s well-appointed apartment, which actually felt more authentic than another sterile hotel room. For a 3-star place in Cannes, especially this close to everything that matters, it delivers exactly what you’d hope for.
