Okay, so first thing – don’t get thrown off by that ridiculously long name. This place is basically a really solid apartment rental that’s perfectly positioned if you’re doing Cannes properly. I mean, three minutes from La Croisette isn’t marketing speak here, it’s actually three minutes. I timed it because, honestly, I was skeptical.
The location on Rue du Général Ferrié is one of those quiet residential streets that locals love – you know, where you can actually sleep at night but still stumble home from dinner without calling a cab. The building itself has that classic French apartment feel, nothing too fancy from the outside, but inside it’s been done up really nicely. And can we talk about the parking situation? Because if you’ve ever tried to park in Cannes during festival season (or really any summer weekend), you’ll understand why having a guaranteed spot is worth its weight in gold. The terrace is honestly what sold me though – it’s not huge, but it catches the morning sun perfectly and you can see little slivers of the Med between the buildings.
What I really appreciated was how the place actually feels like someone’s home rather than a sterile hotel room. The kitchen is properly equipped – I’m talking real knives, decent pans, the kind of stuff you need if you want to grab fresh produce from Marché Forville and actually cook something. The 8.9 rating makes sense when you experience the little touches, like really good shower pressure (trust me, this matters after a day on the beach) and blackout curtains that actually work. The whole setup sleeps more people than you’d expect without feeling cramped, which is rare in this part of town.
Here’s the thing about the location that the guidebooks don’t tell you – you’re close enough to all the Croisette action but far enough up the hill that you avoid the worst of the cruise ship crowds. Walk down toward the water and you hit all the glitzy stuff, but walk the other direction and you’re in proper Cannes where people actually live. There’s this little bakery about two blocks away that does the best pain au chocolat I’ve had outside Paris, and the evening market on Saturdays happens practically on your doorstep.
The Palais Royal reference in the name threw me initially – it’s not actually connected to any palace, just the management company’s branding I think. But honestly, who cares about the name when the place delivers? During my stay, the check-in was smooth (they meet you at the apartment, which is way better than hunting for some random office), and when the terrace furniture needed adjusting, they sorted it out the same day.
Look, it’s rated three stars officially, but it punches way above that. If you want traditional hotel services like daily housekeeping and a concierge, this isn’t your spot. But if you want a proper base for exploring Cannes – somewhere you can spread out, cook breakfast, and feel like you’re living in the city rather than just visiting – this apartment really delivers. Just book early if you’re coming during any of the big events, because places like this in this location don’t stay available long.
