Look, I’ll be honest – when I first saw the name “IMMOGROOM- Incredible View -4- Big Terrace – AC – Parking,” I thought it sounded like someone threw a bunch of keywords together. But you know what? They weren’t kidding about that view. This place sits on Avenue Francis Tonner, which honestly isn’t the most glamorous street name, but it’s actually perfectly positioned just far enough from the Croisette chaos to give you some breathing room while still being walkable to everything that matters in Cannes.

The terrace is genuinely massive – I mean, I’ve stayed at plenty of places that promise outdoor space and deliver a sad little balcony where you can barely fit a chair. This one actually lets you spread out, and the view stretches toward the Mediterranean in a way that makes you want to just sit there with your morning coffee way longer than you planned. The AC works well too, which honestly saved me during that brutal July heat wave when even the locals were complaining. Parking in Cannes is usually a nightmare – you know how it is in these coastal French towns where the streets were designed for horses, not rental cars – but having a guaranteed spot removes that whole stress factor. The apartment itself feels more like someone’s well-maintained second home rather than a sterile hotel room, which I actually prefer. There’s character in the details, though I will say the WiFi can be a bit spotty in the evenings when everyone’s streaming.

What really works about this location is that you’re close enough to walk down to the Palais des Festivals area – maybe fifteen minutes if you don’t mind a bit of a stroll – but you’re not dealing with the constant tourist crowds right outside your door. The neighborhood has that lived-in feel where you’ll see actual French families doing their grocery shopping, not just cruise ship passengers taking selfies. I noticed a decent bakery just a few blocks over, and there’s a small market nearby where you can grab supplies without paying resort prices. The 4-star rating feels about right – it’s comfortable and well-equipped without being fancy enough to make you feel like you need to dress up to walk through the lobby. That 7 out of 10 rating probably reflects what I experienced: really solid, does exactly what it promises, but maybe not the kind of place that’ll completely blow your mind. Sometimes that’s exactly what you want though – somewhere reliable where you can actually relax instead of constantly worrying about whether you’re getting your money’s worth.

  the people who work here are very rude and unprofessional,
  we traveled for 14 hours and arrived at night, the first night we couldn't enter the apartment because they sent us the wrong check-in information, we slept in the car in front of the apartment, and only received the correct check-in information the next day.
  after leaving, we waited a month for them to return the deposit, even though we left the apartment in perfect condition. sincere recommendation that no one comes, the worst experience ever
